Preparing for that First Meeting with a Builder

So, you’ve done your homework!  You know your budget, your timeline, some ideas on what you want in your new home.  Maybe you even know where you want to be within Tucker Hill!  Now that you’ve scheduled your first meeting with our builder sales representative, here’s what to expect:

Register

You’ll complete a short Guest Registration Form. The information you provide gives the sales representative your contact information.  This also helps the builder to understand your preferences, stage of life and your thoughts about Tucker Hill for our marketing demographics only.  We’ll also add you to our Tucker Hill e-newsletter list (only sent every other month) so you can stay abreast of everything happening in our community.  You can always opt out of receiving this e-newsletter.

Questions

Your sales representative will begin by asking you questions about your preferences, timeline, budget, etc. so they can best direct you to what they can offer to you as a builder.

Community Packet

You’ll be given a packet of information about Tucker Hill that can include some “Fast Facts About Tucker Hill,” Prosper ISD information, a current Lot Map and Community Site Map, and a full-color information photo booklet about Tucker Hill. Your sales rep will also add their suggestions on available Showcase Home flyers or Build-to-Suit flyers along with the builder’s “Standard Features” list and price list.   Their Standard Features list will tell you what comes standard in their homes and is a good resource for you to refer to as you compare what is in their models.  As you continue the process of understanding about options and upgrades, your sales representative can help provide an estimated price.  This estimate takes into account how much is added to a base price after buyers start making their selections. 

Building Standards

Tucker Hill does have some very specific design and building standards.  This is why it’s so unique in the DFW housing market. For instance, your sales representative may explain why a certain elevation can or cannot be built on an available lot.  In Tucker Hill, you will not see the same elevation re-used on the same street, regardless of what side of the street it is on.  And, if located on an adjacent street, that elevation must be separated from its counterpart elevation by four homes.  This is counted from the nearest corner to the lot in question.  You’ll also find a mix of streets in Tucker Hill, offering front, rear and side-loaded garages. 

Builder Processes

Your sales representative can explain their individual builder processes and typical timelines for purchasing a home through them. You might also discuss the process for putting a hold on a lot or Showcase Home.

Interested in a particular floor plan or elevation?  Your sales representative can possibly show you one that is ready for move-in or one under construction.  Or, they will drive you by an elevation currently occupied. They can even give you a tour of the Tucker Hill Residents’ Club and Pool.
